Do you need Representation with New Construction?? Yes!!
Remember, the builder representive and contracts are written to protect the builder best interest. Who represent you will protect your interest when purchasing a new construction home. As your REALTORŪ, I will protect your best interest. Builder typically offer incentives to purchase. I will negotiate beyound the builder standard incentives for you. In additional to standard list price of a home there are additiona cost involved. As an experience Realtor, I know these additional cost to the buyer. If you need more closing cost, I will negotiate additional closing cost and upgrades far beyound the builder standard incentive.
Important: Please remember, when purchasing from a new home builder, buyers have the right to be represented by a Real Estate Consultant. And, more importantly, there is NO COST to the buyer for this representation! However, I can save you out of pocket expense with my representation.
Important: Please remember, your Realtor must be present on your the first visit to a new home site or the builder will not allow you to be represented by a Realtor. If you wish to preview a home site without a Realtor, allow your Realtor to schedule the appointment with the new home sales representative. Your Realtor must register you as an exclusive buyer agent on the first visit and to assure you receive all incentives your entitled to receive. I promise you, you will be glad I represented you!

Nothing! Any compensation given to REALTORŪ is recognized by the builder as a marketing fee and has no impact on the final cost of the home. Builders desire, expect and encourage REALTORSŪ participation.
