At Fairfax Realty, we understand that many home owners want to try to sell on their own before hiring a Real Estate Professional. We can understand and respect your decision. Although, it's almost always a bad idea to represent oneself in a legal proceeding.

The thought of saving the commission is sure appealing. It sound logical, but it's not always the best decision. If an agent accept a lower marketing fee to sell your home, the agent will have fewer marketing dollars to promote your home - not a good plan when the days on the market are longer now than in the past year. A lot of seller's like the idea of a discounted commission until they learn that the salesperson won't do much marketing, advertising, or negotiating, which means the sellers might not reach their idea out-come on the sale.

More importantly, its in the best interest of the seller to pay full brokerage fee due to fact most brokers or agents will not show properties that are discounted. Unfortunately, the cards are stacked against home owners who attempt to sell on their own, and here's why:

When someone wants to buy a house, they have two basic options. They can either use a licensed real estate agent to represent them (at no cost to them) who will use computer technology to zero in on homes that match their needs, map everything out, and put them in their nice car and chauffeur them around to view all the properties, OR, they can do all of the leg work themselves. If you think about it, why would a buyer want to go through the hassle of doing it all themselves?

More importantly, agents have more available resources. The more marketing tools you have, the more buyers exposure a house gets.
