The question for many home owners is should you sell or rent in today's real estate market.  As your Realtor, I would like to help you determine your best decision.  Our market analysis is designed to help homeowners make an informative decision whether to rent or sell.  Obviously, the advantage of a sale is to make a net profit resulting from a successful sale in any market.  On the the other hand, the decision to rent is base on a declining real estate market, positive cash flow and tax benefits.  Our obligations are as stated in the NVAR Deed of Lease form and include the following service plans:

All Property Service Plan Includes:

  • Established seller and rental market price through a comprehensive market analysis.
  • Marketing listing via multiple listing service and internet
  • Installment of lock box and property signage
  • Provide recommendations to enhance property marketability
  • Advertise the property availability to potential renters and show rental property.
  • Screen potential renters, verify credit, verify income and check references.
  • Negotiate lease terms, price and prepare lease execution.
  • Collect security deposit and first month's rent from tenant.
  • Conduct move-in and out inspections.

Current Fee Structure (Select Plan):

Rental Basic Plan:

  • All Rental listing are price at 100% of first month rent (i.e. $1,900)
  • No Administrative Fee
  • Strictly adhering to local, state, and federal regulations regarding fair treatment of tenants.

Rental Advantage Plan:

  • Includes Rental Basic Plan
  • We charge a management fee of 10% of gross monthly rent.
  • Complete monthly exterior inspection and provide interior inspection report with tentant signature to assure the property is well maintained.
  • Collect and track rent.
  • Providing 1099 statement for tax purposes. Automatic generation of late notices to tenants.
  • Consistently tracking lease status and expiration dates to prepare for renewal or new tenant search.
  • Handle repairs, maintenance and oversee contracted vendor services
  • Handle evictions, preparation and service of legal notices.

Property Management Maintenance - We realize that maintenace is the key to protecting property value, keeping residence happy and reducing turnover.  Maintenance is given high priority, the work is contracted out to competent individuals who have been selected from our pre-approved contractors list.  Work orders are monitored to make certain work is being satisfactorily completed on a timely basis.  Follow up with the tenant  is done to keep the resident/tenants satisfied with the property condition.  Our approach to maintenance has been proven to be effective in keeping expense down while performing quality service.  To schedule a leasing aggreement, complete our form Price My Home.
